Deck Builders in Wichita, KS

Planning a new deck or replacing a tired one in Wichita? Here are the local rules to know first. When you are ready, send the details and we will review your request and check provider availability.

What decides your Wichita deck

In Wichita the 30 inch line decides the paperwork. A low deck close to the ground can skip the building permit, while anything higher needs one and a site plan with real measurements to the property lines. If the builder you pick suggests you pull the permit yourself, treat that as a reason to call MABCD and check the license first.

The rules below are MABCD, the joint Wichita and Sedgwick County building department's, from the pages linked beside each one. If you live in Derby or another nearby city, check with that city, because its rules can differ.

Deck permits in Wichita

Under the building code Wichita and Sedgwick County share, a deck, stoop or porch more than 30 inches above grade needs a building permit before construction starts. (MABCD newsletter, March 2025, checked October 2026)

How close to the property line

MABCD wants a site plan for any project that changes the outline of a house, decks included, even when you are only replacing one. It must show a bird's-eye view of the lot, the house and the deck, and the exact distances to the property lines. An aerial photo or a hand sketch is fine if every measurement is on it. (MABCD newsletter, March 2025, checked October 2026)

Checking a deck builder in Wichita

MABCD issues the building contractor licenses for the City of Wichita, unincorporated Sedgwick County and the small cities in its area. General contractor licenses expire on December 31 of every even year. (MABCD, Contractor Licensing, checked October 2026)

MABCD says that if a contractor asks you to get the permit yourself, say no, because it is a red flag. Call MABCD at 316-660-1840 to see whether that contractor is licensed and insured. (MABCD, Do I Need a Permit, checked October 2026)

If you own a Wichita house but do not live in it, MABCD requires a licensed contractor to do the work rather than you. (MABCD, Do I Need a Permit, checked October 2026)

Before you dig in Kansas

Kansas law has anyone digging give notice of the planned excavation at least two full working days, and no more than 20 calendar days, before the start date, so the underground lines can be marked first. (Kansas Statutes, K.S.A. 66-1804, checked October 2026)

What it costs

Nationally, Fixr deck building costs (updated January 2023) puts a new deck at $9,000 to $20,000, about $14,000 on average. Installed, pressure-treated wood runs about $15 to $25 a square foot and composite about $28 to $40. Those are national figures, not a Wichita price survey; local quotes can run higher or lower. A permit is extra.
